Land Use Restrictions

Building Requirement/Special Flood Hazard Area

Any home built in this area will need to be elevated accordingly with elevation certificates to verify they are built to the correct height (14ft above sea level). This can be done by either pier, piles or post. Additionally, because this is in the floodplain, Chambers County has a no-net fill policy. That means you can use earthen fill from the property by way of digging a pond. Any dirt brought onto the property from an outside source must be mitigated at a 1:1 ratio, meaning a pond must be dug equivalent to the amount of dirt brought in.

For a complete list of land use restrictions for this property in Anahuac, TX, download Exhibit B - Land Use Restrictions.

Area Highlights

The Texas Legislature designated the city as the "Alligator Capital of Texas" in 1989. Anahuac hosts an annual alligator festival. Each year, thousands of visitors flock to Fort Anahuac Park for a weekend of family friendly fun and entertainment.

Anahuac is an extremely popular spot to enjoy birds, alligators, and a bit of peace of quiet along the trails throughout the Refuge. But it is also an excellent fishing and crabbing spot as well.
