Your due date is on your Promissory Note and the Monthly Payment Notice in your closing documents, as well as the servicer’s portal. Your loan goes live in the servicer’s system 48–72 hours after funding - Autodraft should be automatically set up by your Servicer, so that’s when you can login to double check your information.

Ag exemptions are handled by your County Appraisal District (CAD). If your tract is Ag-eligible, you typically apply in your first year and then maintain/renew per county rules. We’ll send reminders timed to your county’s filing window, but it’s your responsibility to also know the filing deadlines for your county. Use the links in your Ag pack to file and confirm status, and keep your approval for your records.

  • SERVICER: Payments/balance/late fees/portal access (official system of record).

ACH is standard.

Yes. Your servicer sends late notices; we’ll also add friendly nudges (not collections). Tip: turn on portal/text/email reminders and consider auto-draft to avoid fees.

Yes, if your loan is current. There’s no prepayment penalty. In the portal, choose “Principal Only” (if available). Extra principal reduces total interest over time. If you’re past due or have received a Demand Letter, payments go to past-due amounts/fees first; “principal-only” or “pay ahead” applies after the loan is brought current. Contact your servicer if you need help submitting it.

If a delinquency goes unresolved, your loan can move to demand and eventually foreclosure. We work hard to avoid that with you. Please contact your Borrower Success Rep early to discuss before things escalate.

Promissory Note, Deed of Trust, Closing Disclosure/HUD (if provided), servicer welcome & portal info, statements and payment confirmations, Ag filings/approvals, Improvement Info Packet (survey, CCRs, utility/well/septic), and any late/demand/forbearance letters. Keep digital copies in a safe place.

For on-time payments, our standard method is automatic bank draft (ACH). You can update your bank account, or enroll in ACH if you aren’t already, at any time by contacting your loan servicer.

Your Borrower Success Rep is your first stop for friendly guidance (education, reminders, Ag links, replacement documents). The servicer is your source for official balances, statements, and payment processing.
